The Facts about Exit Company Scams

Diamond Resorts is leading the fight against the deceptive and costly practices of so-called timeshare “exit” companies who make the fraudulent claim that they can help you exit your timeshare contract in exchange for upfront fees. We believe facts and truth are the best weapons against this fraudulent activity.

To help educate our members and owners, Diamond Resorts recently started airing a TV commercial on select local and national stations to get the message out about the deceptive practices of timeshare “exit” companies. 3 Things You Need to Know

We are warning all our members and owners to be on the lookout for exit companies that ask you to pay upfront fees or discourage you from speaking with Diamond Resorts about your membership. Consider the following:

1. How can I protect myself from becoming the victim of fraudulent third-party exit practices?

Diamond Resorts does not affiliate with or negotiate with any third-party exit companies. Diamond Resorts will only work directly with its members. Any third-party exit company claiming to be able to obtain a safe or legal exit is lying. We encourage members to treat any solicitations from third-party exit companies with the utmost caution and conduct thorough research, to make the best possible decision on any service they claim to provide. Check with Better Business Bureau, the Federal Trade Commission’s Bureau of Consumer Protection and search for online reviews of companies. Most importantly, read the fine print regarding any “money-back guarantee” or “refund” – most exit companies only obtain a foreclosure or loan default on your behalf, and refuse to refund your money. If you are contacted by an attorney, we encourage you to verify their license status. You can also verify their license status with the state bar.

The following are some of the red flags that should alert you of possible fraudulent activity:

● You are asked to pay money or fees upfront with a “money-back guarantee”
● You are told not to pay your timeshare obligations and not to speak directly with Diamond Resorts
● They are stating they are working or negotiating directly with Diamond Resorts
● You are asked to share your account or login information

2. What should I do if I’ve paid money to a timeshare exit company?

Diamond Resorts does not affiliate with third-party exit companies. We encourage you to reach out directly to the company you are working with to resolve any contract and payment disputes, and to understand the true status of your account. We also encourage you to conduct further research and make a decision on the services they are providing you. If you have further questions regarding your Diamond membership, please contact Diamond Resorts to speak with a trained agent. If you feel you were scammed by an exit company, contact the attorney general and the Better Business Bureau.

3. What are my options for exiting my timeshare interest with Diamond Resorts?

While we passionately believe in the value of vacations, we acknowledge certain individuals may be left unable to vacation and enjoy the benefits of their vacation ownership.
